Sending monthly market updates is a staple of real estate marketing. The problem: most recipients delete them without reading. The emails that get read โ and generate responses โ share three characteristics.
1. Hyperlocal Data
Citywide statistics are boring. Neighborhood-specific data is interesting. "The average home in your neighborhood sold for 4% above asking this month" is relevant to the recipient. "The regional market saw moderate growth" is not.
2. One Insight, Not Twelve
The most effective market updates focus on one interesting observation rather than a comprehensive statistical dump. "Interest rate drops just created a buying opportunity in the under-$500K market" is a clear, actionable insight. A spreadsheet of 15 metrics is homework.
3. Personal Relevance
The best market updates include a personal note. "Based on these numbers, your home has likely appreciated 12% since you bought it in 2022" transforms a generic update into a personal financial insight. This level of personalization requires CRM data โ knowing when they bought, what they paid, and where they live.
The Format
Keep it short: 3 to 5 sentences of insight, one chart or graph if relevant, and your contact information. If it takes more than 60 seconds to read, you have lost them. The goal is not to demonstrate how much data you have. It is to demonstrate that you are paying attention to their market.
