How to Approach Expired Listings Without Being Pushy

An expired listing is a seller who tried to sell their home and failed. They are often frustrated, skeptical of agents, and overwhelmed by the immediate flood of calls and emails that follow expiration day. Approaching them requires empathy, not aggression.

Why Expired Listings Are Valuable

These sellers have already demonstrated motivation. They want to sell. Something went wrong โ€” pricing, marketing, market conditions, or the wrong agent. If you can identify what went wrong and offer a credible plan to fix it, you have a willing client.

The Wrong Approach

Calling on the morning of expiration with a scripted pitch is what every other agent does. The seller receives 15 to 30 calls that day, all saying some version of "I can sell your home." You are noise, not signal.

A Better Approach

Wait 48 to 72 hours. When you do reach out, lead with analysis, not promises. "I reviewed the listing and noticed a few things that might explain why it didn't sell" is more compelling than "I have buyers looking in your area."

A comparative market analysis that shows realistic pricing, a specific marketing plan that differs from what the previous agent did, and honest feedback about the property โ€” these demonstrate competence. The seller is looking for someone who will be straight with them, not someone who tells them what they want to hear.

The Long Game

Not every expired listing seller is ready to relist immediately. Some need time. Add them to your CRM with a follow-up cadence โ€” monthly check-ins that provide value without pressure. When they are ready to try again, you want to be the agent they remember as helpful, not pushy.
